Ground rents are a low or nominal rent, usually paid under a long lease that was granted in return for a premium for a set term.

Within this lease the ground rent payable is defined to remain fixed throughout the term, increase in line with an algorithm (such as doubling), or an index, (such as RPI). Due to the predictability of ground rent income streams, freeholds became an attractive product for long term income investors.
